"We worked with Veena and her husband Vijay to buy our first house in Santa Clara. Veena is professional, experienced, and also very patient. We looked at many houses for at least 6 months, sometimes 3¬4 houses in one day, and Veena came with us to every single open house. We don’t love any house until finally we found a great place in Santa Clara. Since we were first¬time buyers we were really nervous about such a huge decision. She made arrangements with the seller’s agent to let us see the house as many times as we wanted until we were finally ready to make the offer.

When it came to the offer she did all the work to get the disclosures, find comparable houses to help us decide on a reasonable price, and even had a contractor meet us at the house to look at the things we weren’t sure about. She also met us at the house for the walk through and helped coordinate with the seller’s agent when we wanted to get in the house while the sellers were still living there. It's our first home purchase, and Bay area real estate is very competitive. We started in Christmas time, for the next one month there was not much inventory. We spent about 3 months with Veena/Vijay looking for our perfect house. During this period, we always got very prompt, usually immediate, responses via email, phone, and text; we scheduled countless appointments to tour houses, sometimes same-day appointments the moment they hit the market, and they were always on time without a single exception. They are great listeners who are genuinely interested in learning about our preferences and finding us what we want.

Vijay is a mortgage broker who found a lender for us and took care of our loan application, which was critical for us because we had short credit history and every bank had previously turned us down. On top of that, he also worked for banks before and witnessed appraisal processes, so he knows what appraisers look for and can accurately predict the appraisal price of a house (which is critical in making a non-contingent offer since we didn’t have a lot of margin in our budget). Combined with Veena’s real-estate experience, they suggested us just the right price to win the bid for our dream house. Our bid was very close to two other buyers, but the sellers prefered to work with our agent, so that’s how we got the house!

Working with Veena/Vijay was a very comfortable experience. Prior to our final offer, we made about 5 offers on other houses. Their sale price estimate was so accurate that every time we were among the top offers, and most of the time we were given second chances to bump up our price. Even though we were so close, Veena/Vijay never pushed us beyond our comfort zone. They made clear to us the price we had to offer to get the house, but always respected our decision to back out. A number of listing agents have indicated they would prefer working with our agent, so I’m sure seller agents have enjoyed working with them in the past, too.

They always took our interest as the top priority. For example, they guided us through the process of buying new construction, even though their commission would’ve been less. We didn’t end up buying new construction, but we learned a lot from it, and it was a good backup in case the hunt continued for longer.

After we got our final offer accepted, Veena and Vijay continued to stay on top of everything. There was little we needed to do, and the whole process was very smooth and we were able to close in 29 days. Veena became our go-to person for many questions even after the escrow closes. She referred to us cleaning service, locksmith, etc. We’re now comfortably settled in our new home and all this would not have been possible without them.
